I just wanted to share our experience and give a huge recommendation to Pip Singh and Emma Bliss. When we started this journey, we genuinely weren’t sure whether getting a mortgage would even be possible. Between us, we have four defaults and a CCJ, and at 48 and 58, we also knew the mortgage term could be more challenging. From the beginning, Pip was reassuring and kept telling us that we would find a way forward. He went above and beyond, worked incredibly hard on our application and was always there to answer our questions and reassure us when we were worried. There were definitely moments when we thought it wasn’t going to happen, but Pip never gave up on us. And today, we have our mortgage offer! 🏡🎉 For anyone with adverse credit who thinks home ownership is out of reach, I would absolutely recommend speaking to Pip. Due to distressing family circumstances, I found myself renting in February 2024. It took me a while to get over the loss of my previous home and I finally felt ready to look for a new home in the autumn of 2025, as I knew I did not want to stay in my rental home forever. I started looking for a house in October 2025, found one I loved and started the mortgage process via another broker. Unfortunately, it was classed as a zero valuation as the construction was outside the lenders lending criteria. I found another broker and restarted the process. Again, got to valuation stage but the valuer stated it was not suitable security. Although I really wanted the house, I listened to Pip’s reasoning and found another house that same month. I viewed it, really liked it, knew it was within budget, and made an offer, which was accepted. I updated Pip, who started the process and found a lender who could work with my history and budget. Pip was a true godsend. He remained calm and positive throughout the initial process. That helped a lot as although I am resilient, the previous experience with the other house had left me feeling deflated. Then Pip truly worked his magic with the lender. My case was then passed on to Emma, who chased any documents requested and kept me up to date with the process. I leapt for joy when I found out one of the areas I had been dreading - the valuation - had been completed and was absolutely fine! On 4th August, I ugly cried when Pip called me just after 10am. We chitchatted about the whole journey and then Pip revealed my mortgage offer had just come through! I’ve not been an easy client profile at all but Pip has been amazing throughout all of this. We all have life experiences that knock us sideways, but there are people who are always willing to help insofar as they can. Pip is genuinely one of those people. He loves what he does and does it extremely well! To Pip, Emma, and Dominic (who is arranging my my life insurance and critical illness cover) at MAB, I will never be able to find the right words to be able to thank you for all you have done for me. You really have been instrumental in brightening my family’s future and for that, I will be eternally grateful.

Emma Malcolm is our advisor/broker. She’s been very “on it” with giving info over to us, very communicative about what needs doing and when to do it. It’s already gone really quickly and smoothly. I just wish I’d have been going to her years ago! Would absolutely recommend Emma and the MAB to anybody. Got us a solid rate for what we needed as well
