Frequently asked questions

Why do I need mortgage advice?

Getting a mortgage is likely to be one of the biggest financial decisions you'll ever make, and it's important you make a choice that suits your circumstances. A mortgage adviser can search the market on your behalf and recommend the right deal for you.

How do I apply for a mortgage?

The process involves providing lots of information to lenders (and filling out a whole lot of forms). Being well prepared is key and can make the process move smoothly. For more guidance, check out our comprehensive guide.

How do I get a mortgage if I'm self-employed?

Being self-employed doesn't mean you can't get a mortgage. Ensuring your books are all up-to-date and keeping a clear record of your finances can help strengthen your position as a borrower. In this case, we'd recommend speaking with a mortgage adviser to find out what you need to do.

What is remortgaging?

Remortgaging is the process of taking out a new loan to cover your previous mortgage. Remortgaging can come with plenty of benefits, from releasing equity in your home to the potential to save money on your monthly repayments. Check out our remortgaging guide for more information.

What is protection?

Protection secures your family and home against the worst-case scenario. It's also important to note that your needs are likely to change throughout your life. Perhaps you're moving jobs, starting a family, or even downsizing. These are all things you need to consider when looking at protection.

Do I need to have a Will in place to get a mortgage?

No, having a Will in place is not a requirement for getting approved for a mortgage.

However, having a Will is generally recommended for everyone regardless of their mortgage situation. It ensures your wishes for your estate are carried out after you pass away, which can avoid complications for your loved ones during an already difficult time.

The direct contact with my mortgage advisor was great and he always kept me up to date whenever a new update arose surrounding my mortgage. In the grand scheme of things my overall experience was positive However, I did run into some issues. On two separate occasions I did not hear back from the company for multiple weeks after providing requested documentation. My advisor would finally get in touch with me asking why I hadn’t sent in the documentation and when I told them I had, they would quickly check and confirmed they had actually received it weeks before hand. Finally, I was initially told my costs would likely be £250.00 for the amount I planned to remortgage with a chance it could be higher charge of £499.00 due to the type of mortgage I was taking out. I obviously ended being charged the higher amount. I would have preferred to be told the charge was 499.00 with a small chance of it being reduced to 250.00. Again I must emphasise my overall experience was positive, hence the reason I was content to pay the higher price without raising issue.

Since the middle of May 2026, I have worked with my mortgage broker Nigel Trott, who I had been recommended by a friend of one of my parents, and from my experience working with him I have many great words to say about his service and support. Using his endless knowledge and experience, he has provided me incredible amount of support and guidance, as well as being kind, approachable and patient in the process. With his support he has made the entire process far less stressful, and has been able to provide guidance on the best mortgage deals for me, which for me has been extremely reassuring during the process in purchasing my next property. Thanks to his incredible help I have been fortunate enough to receive both a mortgage in principle and mortgage offer. Because of this I highly recommend Nigel and I look forward to continue working with him until the completion of my purchase of my next property. Thank you Nigel for your support.

We had an excellent experience with Mortgage Advice Bureau from start to finish. The whole process was explained clearly, and we felt supported every step of the way. Our adviser Otis Powell was knowledgeable, professional, and always available to answer our questions, making what could have been a stressful process feel straightforward and manageable. When I say questions we always had a lots of questions, but nothing was ever an issue. We had a few hiccups along the way with a couple of mortgage companies until will found the right one for us but communication was prompt and transparent throughout, and we always felt that our best interests were the priority. Thanks to their expertise, we was able to secure a mortgage that suited our needs. I would highly recommend Mortgage Advice Bureau to anyone looking for reliable, friendly, and professional mortgage advice. Thank you for making the experience so easy and stress-free! Also would like to thank Katie for all her hard working throughout the mortgage process, prompt responses and information provided when needed.
